$2 million farmhouse with ties to Paramount Pictures founder on the market

A New City home with ties to Paramount Pictures founder Adolph Zukor is on the market for $1,975,000 with Ellis Sotheby’s International Realty.

Nicknamed Mountain View Farmhouse the home, sits on over 6.5 acres that were once part of Zukor’s expansive estate. Zukor, a film producer best known as a founder of what is now Paramount Pictures, played a pivotal role in the early film industry. He helped establish the New City area as community for artists, filmmakers and other influential figures.

Zukor originally purchased over 300 acres in New City in 1918, which included a home and golf course. Over the years, he expanded the estate and added amenities like a movie theater, where he would host screenings of his latest film releases for neighbors.

During the Depression, Zukor open the golf course to the public as a country club, which later became Dellwood Country Club. He lived on the estate until the mid-1950s. Some of the property became Kennedy Dells Town Park.

The home is part of the South Mountain Road community, known for attracting prominent and influential artists, celebrities and intellectuals in the early-to-mid 20th century. Those included Alice Neel, a renowned portrait artist, sculptor John Frederick Mowbray-Clarke, architect and artist Henry Varnum Poor, opera composer Kurt Weill, singer Lotte Lenya and playwright Maxwell Anderson.

Located at 374 South Mountain Road, the six-bedroom, five-bathroom residence, built in the 1930s and expanded in 1944, underwent an $800,000 renovation in 2019 by the current owners who preserved the home’s original character.

Richard Ellis, listing agent and owner of Ellis Sotheby’s International Realty in Nyack, said the home "offers the rare opportunity to own a piece of Hollywood history while enjoying the serene beauty and tranquility of the Rockland County countryside.”

The property has a private lake, tennis and basketball courts and sweeping lawns surrounded by  magnolia, dogwood and weeping beech trees. It's close to High Tor State Park, a 691-acre space with hiking trails and views of the New York City skyline.

The home's open-concept kitchen and great room feature expansive glass walls that highlight the natural surroundings. The home’s design features hand-hewn beams, interior sandstone and brick walls, leaded-glass windows and classic panel doors.

The farmhouse contains a first-floor primary suite, along with an adjoining den, additional bedrooms and baths on the second level. A private guest suite above the garage contains additional space for visitors. A large slate patio off the kitchen and great room runs along the back of the house overlooking the lake.
